<p>Another week with very few new listings, several homes that hit the market earlier this week have already gone pending sale!  At this moment there&#8217;s still fewer &#8220;good listings&#8221; than the market demands.  Multiple offers have become more of the norm on the Mid-Peninsula.</p>
<p>This weeks pick is a very nice updated Belmont cottage.  The owners have taken great care in this home to maximize the living spaces.  I call it a cottage, but in reality the home has a mid-century flair that can work with any style.  Updated kitchen and bath&#8230;lots of bright open spaces make this home feel much larger than it&#8217;s actual size.  Lots of outdoor living spaces and extra storage areas.  A must see!</p>

<h3>San Carlos</h3>
<p>Again we are starved for inventory of single family homes. Total active listings as of this moment excluding pending sales is 26. I see buyers swarming every new listing and several offers are the norm. I sense that there&#8217;s more properties coming to market soon, the title companies have been fairly active with pre-sale packets and the  have been busy too. if you are a buyer, hang in there!</p>

<p>In most of the San Francisco Bay Area even San Carlos, Belmont and Redwood City two million dollar homes are not out of the norm.  So, a new feature in my blog is &#8220;W<em>hat Can I Buy Elsewhere&#8221;</em> at a specific price point.  I&#8217;ll change the amount weekly and hope to give my followers a peek at Sotheby&#8217;s listings in different parts of the world.  If you have a request for a specific location or price point feel free to contact me.</p>
<p>What will two million buy you on the Mid-Peninsula?  In San Carlos maybe a 3,500-4,000 sq/ft home on about a 7,500-14,000 lot.  The home will be nicely updated with high-end materials.   In Emerald Hills for 2.4 million you can get a new 4,500 sq/ft home on about an acre with wine cellar and stainless appliances.</p>
