Another week with very few new listings, several homes that hit the market earlier this week have already gone pending sale!  At this moment there’s still fewer “good listings” than the market demands.  Multiple offers have become more of the norm on the Mid-Peninsula.

Lately I have been getting asked “has the market bottomed”.  Looking back over the past two years I sense the market has stabilized and I feel a sense of confidence in buyers.  Some homes have been receiving several offers and selling above the asking price.  Sadly there’s more demand than inventory in San Carlos, Belmont and Redwood City.  I do not see that changing anytime soon.   So, if you are planning to sell it’s a good time to move forward.

Again we are starved for inventory of single family homes. Total active listings as of this moment excluding pending sales is 26. I see buyers swarming every new listing and several offers are the norm. I sense that there’s more properties coming to market soon, the title companies have been fairly active with pre-sale packets and the  have been busy too. if you are a buyer, hang in there!
